Notice to All Shareholders – Change – Board of Directors

Sadly, Jocelyne Belisle has tendered her resignation as Board President.  The Board is so grateful to her for her gracious, thoughtful, and steady guidance during these difficult months.  Sharyl Ginther, as VP assumes the responsibilities of President. 

The Board is in the process of appointing a new Board member.  If anyone is interested in serving, please contact a current Board member.  The Board  intends to continue, during this time of building crisis, regular Board meetings during which only Board members will discuss and vote on issues with Association discussion and questions at the end.

Notice to All Shareholders – Storage Rooms

Dear Stockholders,

It has come to the Board’s attention that there are many items stored in the storage rooms of both buildings C & D that should be looked at by owners and a decision made as to the future of these items.  These storage areas should only be used for temporary storage and items must be identified with either the unit number or name of the owner.

If the items in the building storage rooms are no longer needed, they should be disposed of to leave room for other owners who need to temporarily store items.

There is a small storage area available to each owner for longer storage on the intracoastal side, by the boathouse.

Notice to all Shareholders – Shutters/Windows

Dear Shareholders,

Florida regulations require the HOA to ensure all units are equipped with either impact windows or shutters in working condition.

As a routine measure of hurricane preparedness, we perform annual inspections in April/May, but this year’s was missed.

It is in everyone’s interest to gain a reasonable level of peace of mind.

Protecting your unit also prevents neighboring units from potentially suffering collateral damages.

Please contact Gabriel, handyman, directly and arrange for him to check your shutters.

Keeping shutters in operable condition is the owner’s responsibility.  

If needed, Gabriel will do minor adjustments like tightening a screw or spraying lubricant. However, for any work beyond that you need to hire a qualified contractor.

Notice of any necessary repairs will be given and if repairs are not immediately made,  the Board will take action to be sure the repairs are done and the owners will be charged.  

 Please comply with this request for the peace of mind and safety of the community.

Notice to All Shareholders – Inspection of all Units

It has come to the Boards attention that we may have termites in the buildings again.  The Board has decided to hire a new termite contractor, however, to move forward with the contract the contractor needs to inspect each unit.  It is not likely that the current termite problem will necessitate tenting the building like we had to do a few years ago.

Which brings us to the reason for this notice, it is important that we have a key for all of the units.  If you have already provided us with a key for your unit, thank you and you don’t need to do anything else at this time. 

If you have recently changed your locks or have not provide us with a working key for your unit, please send us a key within the next 7 days.  The key can be mailed to HMOA, S2 at PO Box 39752, Fort Lauderdale, FL 33339, or hand delivered to Avi Ezra (C22).
